What happens after I approve the quotation?

Once you approve the quotation, we will schedule a home survey within 3-5 days to take accurate measurements of your property. Alternatively, you can provide your own measurements to expedite the process. After the survey, you can book a design consultation with our Architectural Designer via Google Meet. During this session, the designer will present a preliminary plan that aligns with your requirements. If you are happy with the design, we will immediately proceed with creating your complete architectural drawing package.

When is payment required?

After receiving your quote, you will get a follow-up email with an electronic PayPal quote/invoice. You can securely appoint us by paying through card, bank transfer, or PayPal; no PayPal account is required. If you decide not to proceed, simply ignore the invoice. We offer a 10% discount for upfront payment, or you can opt to pay when the work begins after your design consultation. Detailed payment instructions will be included in the quote and invoice.

What if I change my mind?

Our services are free up until we begin producing the architectural drawings. If you decide to cancel before this stage, you will receive a full refund. If payment has been made and drawing production has started (but before delivery), you are still eligible for a full refund, minus any applicable fees. However, once you accept the complete architectural drawing package, no refunds will be available. We will not finalize any drawings until you are completely satisfied.

Do I need planning permission for my project?

If planning permission is not needed for your project, you will still be required to submit a Lawful Development Certificate application. This application requires architectural planning drawings to proceed.

How often can I communicate with my designer?

You can communicate with your designer as often as necessary. Our designers are available by phone and email during regular working hours on weekdays. Additionally, we provide a link to schedule video calls whenever needed. Quick screen-sharing sessions can be arranged for efficient discussion of any design adjustments.

What are the typical stages of an extension project?

Design Meeting: Within a week after completing the home survey, you'll be invited to schedule a design meeting. In this meeting, your designer will discuss any required permissions and work with you to create a comprehensive design plan via Google Meet.

Initial Draft: Once the sketch proposal and brief are finalized, the first draft of your plans will be ready in about two weeks.

Planning Permission: If your project requires Planning Permission, the process usually takes 8-10 weeks.

Building Control Approval: After Planning Permission is granted, Building Control Approval generally takes an additional 4 weeks.

For projects under Permitted Development (where Planning Permission is not needed), we submit the Lawful Development Certificate and Building Control applications simultaneously, saving you considerable time.

How many drawing revisions are included?

Our drawing package includes unlimited revisions to ensure your complete satisfaction with the final design. We are committed to keeping you informed and involved throughout the design process, making sure all your needs and preferences are fully met.

Are there any additional costs?

The quoted price covers all project costs from beginning to end. We handle the submission of all council applications on your behalf at no extra cost, but you will need to cover any council fees. We recommend budgeting around £300 for Planning Department fees and £1,200 for Building Control application and inspection fees.

For clients selecting our Core or Standard packages, additional costs may apply for structural engineering calculations. You have the option to hire your own engineer, or we can provide a quote once the initial draft of your plans is complete. The Premium package includes all required engineering calculations.

Submission: We submit your planning and building control applications to the local authority and represent you until a decision is made. You only need to cover the application fees paid directly to the council, or we can manage the payment for you at no extra cost.
